This was one of Granada Realty's effort for a customer who was as cooperative as we were diligent, that is why we use it as an example. Late in 2008 , 3400 Riviera Drive, a 4/2 on a 9,000 square foot lot, was listed by an REO vendor in the network with for $699,900. It had been reduced from it's previous of $890,000. We made several offers at $365,000. they were not accepted nor was the home sold. Then in 2009 the bank made a succession of quick reductions till the price was down to $465,000. by July 2009. The home was still not sold. In August 2009 the bank reduced the home to $389,000. and we quickly raised our offer to $381,000. and the home was sold to our customer, who promptly rented it out for $2,600. The home is now, Oct 2011, conservatively valued at $650,000. There are over 400 homes in Dade County that will go to foreclosures or short sales; work with a specialist for results.
What you can expect when working with a specialist:
1. That you will always be aware, and first to know, of the probable publishing of a listing as a foreclosure, a possible reduction, a home that did not close and is back on the market at a lower price, and other situations that you should know about, that cannot be found on an MLS site, the newspaper, or bank foreclosure web site. Most published information is old and useless.
2. Calculates for you the estimated sales price that the bank will accept, via a formal BPO, Brokers Price Opinion.
